The developer of a proposed Kings Court project on King Street in Sussex has revised the site design after neighbours raised concerns at a hearing of objections. The plan, for bungalow-style garden homes aimed at the 55+ market on a 0.69-hectare parcel, now includes a stormwater pond and shows fewer units than earlier plans. Town council passed first reading on rezoning and related bylaw amendments on Feb. 17, and town staff and the developer are continuing engineering work on stormwater and servicing details.
Details:
- Developer Cambridge Equity Holdings says the site design now includes a stormwater pond and the total unit count was reduced from 27 to 24 to address neighbours' concerns.
- A group of residents, represented at the hearing by former councillor Bridget Ryan, raised issues including recurring flood waters, filled drainage ditches, parking and traffic on Queen Street, snow removal access, and an aging sewer line at the end of King Street.
- Council passed first reading on the rezoning and municipal plan amendments Feb. 17; the amendments would allow multiple buildings on one lot only by condition under section 59 of the Community Planning Act and require a developer agreement covering stormwater and servicing.
- Town officials said stormwater management plans are required for developer agreements, the town engineer is working with the developer, and the town is looking for a "net zero" approach at the site.
- The first building, containing five units, is under construction and the developer plans an open house in May with occupancy expected in June.
Summary:
The addition of a stormwater pond and a lower unit count responds to neighbour concerns and reflects ongoing discussions between the developer and town staff. Engineering work on stormwater and servicing will continue and the rezoning and bylaw amendments will return for further readings and decisions at upcoming council meetings.
